What is Bay Residence?
This is a serviced and fully managed development, provided with complete infrastructure, hospitality and management services.

Who is the developer?
The Bay residence was firstly visualized in 2008 and has built quite a lot of villas in this area, including the relative product the Bay Villas. The team that was assigned the project has grown over the years and they have a construction track record to show it. And for now they are incoorporati8ng new designs to Koh Phangan. Our aim is to be the leading construction company in the Koh Phangan project and also to make sure that the island remains in its natural state.

When is the construction of the Apartments due to start & complete?
The construction is planned to start in March 2016 and the first apartment will be completed in September 2017

Are there any other services provided?
There is provision for Wi-Fi internet, private catering/chefs, massages, yoga, babysitting and many more they will be available upon request to both owners and guests. It is possible to hire bikes and cars, ask for further details.

Management and Upkeep
 

The occupant will sign an agreement with the management to oversee the upkeep and maintenance to common area.

The Bay Residence management company has been operating for many years and takes care of the following –

  • Maintenance of all common areas
  • Maintenance of the infrastructure and services -concrete road, Wi-Fi, private electricity supply, serviced water supply
  • Making security and maintenance of front entrance hall available.
  • Rubbish removal
  • Gatekeeper and office

Charges are as follows-
 

A) Management Fee Annually – 100,000 or 190,000 THB yearly for 1 bed or 2 beds correspondingly.

B) Sinking Fund Reserve payment – for if a major or unexpected repair or remediation to some parts or infrastructure such as electricity, water, bridges, roads, etc. – Single upfront payment of 50,000 THB is held on trust for the  benefit of the owner and it is openly accounted.

Is there a warranty period offered in the construction?
Of course, a five year warranty is provided on the structure and a one year warranty is provided at the end.

Is the Developer environmentally aware?
To avoid carbon footprints, materials used in construction are purchased locally and also, the staffs that are employed to work are also employed locally.

The focus on water sustainability is strong – the developer decides to utilize recycled rain water in every apartment, the stream that runs down the mountain is also collected and stored during rain season when there is surplus. In order to retain the environments, natural foliage levels and reduce the aesthetic effect of development, replanting will ensue after the construction.
